Educational Services Facility - Window Repair - Construction Management Services - SALES SURTAX
Plant Operations and Maintenance staff has identified 61 windows that are condition code 1 that are leaking and potentially contributing to indoor air quality concerns. The scope of work to address this issue includes removing the windows, resealing the joints, replacing window pans, resealing the windows, repairing framing and drywall and painting.
Doug Wilson Enterprises, Inc. has submitted a Guaranteed Maximum Price (GMP) under their continuing contract for construction management services in an amount not to exceed $126,443.65 based on construction documents developed for previous window repair projects. The total project cost for this work including the GMP, a reserve, administration and permitting is estimated not to exceed $142,943.65. The total project cost includes a $10,000 reserve as there is no contingency included in the GMP.
The Sales Surtax Funded Detail Report (Attachment F) for the Educational Services Facility (ESF) included funding for renewal of gutters and downspouts. This project is complete and sufficient funding is available to address the condition code 1 window repair. However, the ESF facility renewal project is not scheduled until year 6 of the sales surtax program. Due to the potential for further damage and indoor air quality issues, the project was presented to the Independent Citizens Oversight Committee (ICOC) at their December 2015 meeting.
School Board approval is required for a purchase order over $50,000. In order to expedite this work, approval is requested as a consent agenda item without prior information.
Approve the budget for the Educational Services Facility window repair project in an amount not to exceed $142,943.65.
Approve the Guaranteed Maximum Price submitted by Doug Wilson Enterprises, Inc. under their continuing contract for construction management services for the Educational Services Facility window repair project in an amount not to exceed $126,443.65, with an additional reserve of $10,000.
