Sabal Elementary School Chiller/Cooling Tower Replacement - Close Out Change Order #2
On 4/08/2014 the School Board approved Ruby Builders, Inc. to provide construction management services to replace the HVAC chiller unit and pumps serving the entire campus at Sabal Elementary School under their Continuing Contract for Construction Management Services for a Guaranteed Maximum Price (GMP) in the amount of $394,297.60.
On 12/16/2014 the School Board approved Change Order #1, which included the deduction for Owner Direct Purchase (ODP) in the amount of $116,235.36 and additional scope to replace air handler unit 4 in the amount of $11,532.26 for a net deductive change order of $104,701.10 and a net increase in contract time of 157 days. The net contract amount after Change Order #1 was $289,594.50.
The work has been completed. Reconciliation requested by the District has resulted in a credit for unspent contingency in the amount of $1,475.00. The remaining $1,475.00 of the credit is a savings which will be returned to the Capital Fund to be used on future projects. Change Order #2 reflects the credit, resulting in a final contract amount of $288,119.50.
Because of the cost of construction is over $300,000.00, the Florida Department of Education (FDOE) requires the Superintendent to sign the Certificate of Final Inspection (OEF-209) following certification by the Engineer/Architect of Record and the Building Official.
Approve Change Order #2, Project Closeout and Release of Final Retainage to Ruby Builders, Inc. for the Sabal Elementary School Chiller/Cooling Tower Replacement decreasing the GMP by $1,475.00 to $288,119.50.
Authorize the Superintendent to sign FDOE OEF Form 209 - Certificate of Final Inspection for the project.
