Kennedy Middle School HVAC Make-Up Air Unit Replacement - Close Out Change Order #1

Discussion

On 10/22/2013 the School Board approved Mid-State Mechanical, Inc. to provide MEP Design Build Services under their Continuing Contract for the HVAC make-up air unit replacement at Kennedy Middle School for a Guaranteed Maximum Price (GMP) in the amount of $295,976.00.

The work has been completed. The reconciliation requested by the District has resulted in a credit for Owner Direct Purchases (ODP) in the amount of $95,625.78. The ODP credit is an administrative change only because the material and equipment were purchased directly by the District for installation by the construction manager. The District-requested change in the HVAC controls required an increase in the contract amount of $1,703.00.



Recommendation
Approve Change Order #1, Project Close Out and Release of Final Retainage to Mid-State Mechanical, Inc. for the HVAC make-up air unit replacement at Kennedy Middle School. Change Order #1 decreases the contract sum by $93,922.78 to $202,053.22, but includes an increase in the project cost of $1,703.00, with no change in contract time.
